As an owner, you get the most out of your property. Your rental income will remain at least the same and may even increase with a new tenant. In addition, the top floors are mailnly somewhat smaller. Therefore, the new apartment may not receive enough points to be rented out in the liberal market. In this way you still get a quick and immediate return!

Overall increase of value

All homes in the building receive an optimal energy label. Additionally, the common areas are being refurbished. As a result, more rent can be charged and the overall value of the property will increase.

This also has a positive influence on the number of points the house receives for renting out, which makes it much more likely that the house will fall into the free sector.

Obtaining a split permit

To create a sellable home, a "splitsings" permit must be applied for, if applicable. For such a permit, the foundation needs to be audited. These activities are quite expensive and this way you have them checked out anyways!

If the entire property belongs to one owner, it is up to the owner how many apartment-rights should be created. Homes can thus be sold if desired. Therefore, as an owner, you always have the flexibility to sell. A convenient option to have on hand in uncertain times.

Retain control over the VVE

We understand that if you own an entire building, it is not attractive to create a VVE, which happens when it is splitted. That is why we always record in the division deed, that an owner of an entire property retains at least 80% of the number of votes in the VVE. This way, as a landlord, you retain full control over the property.

Free funding

Normally you would have to apply for a short-term loan with a high interest rate to transform or to refurbish your property at all. HoogWonen finances the entire operation. The risk is therefore always with us and there is no question of interest to be paid.
